What Flashing Actually Does

Flashing is the thin material, usually metal, installed at the points where a roof meets something else. Shingles alone cannot seal these transition points effectively, since the shape and angle of a chimney or a vent pipe interrupts the flat, layered surface that shingles rely on to shed water. Flashing bridges that gap, directing water around the obstruction and back onto the roof surface rather than letting it find a path underneath.

Without properly installed flashing, these transition points become the most likely spot on the entire roof for water to get in, regardless of how good the shingles themselves are.

Why Flashing Fails Over Time

Flashing takes a different kind of stress than the rest of the roof. Metal expands and contracts with temperature swings, and Cedar Grove sees a wide range of temperatures across the year, from summer heat to winter cold snaps. That repeated expansion and contraction can gradually loosen the seal around flashing, particularly at chimneys and vent pipes where the flashing has to conform to an irregular shape.

Signs Flashing May Need Attention

A few signs point toward flashing problems specifically, rather than a general roofing issue. Water stains on a ceiling or wall directly below a chimney or vent pipe are one of the clearest indicators, since that location usually traces back to a flashing failure rather than a problem with the shingles themselves. Visible rust, cracking, or lifted edges on flashing around chimneys and vents are worth flagging even before an active leak develops. Daylight visible around a chimney chase from inside an attic is another sign that flashing has separated from the surface it is meant to seal.


Where Flashing Problems Show Up Most Often

Chimneys are one of the more common trouble spots, since the masonry and the roofline meet at a point that requires flashing to handle two different materials expanding and contracting at different rates. Valleys, where two roof slopes meet, see a concentrated volume of water during storms, which puts extra pressure on the flashing installed there. Skylights and vent pipes are smaller in scale but no less important, since even a narrow gap around a vent pipe boot is enough to let water into the attic over time.

We check the condition of the material itself, the state of the sealant around the edges, and whether the flashing is still properly seated against the roofing material and the structure it protects. If a section has failed or is starting to show early signs of wear, we address it directly rather than waiting for it to become an active leak.

Flashing work is often one of the more straightforward repairs when caught early, and it can prevent a much larger issue involving decking or interior damage down the line.
